Real Estate's Five Dirty Words

In 1972, comedian George Carlin famously identified the “Seven Dirty Words” one can never say on television. Obviously, I can’t repeat them here, but if you’re really interested a quick Google search will tell you everything you need to know.


In my opinion, there ought to be a list of “dirty” words for real estate. While not as scandalous as Carlin’s catalog, there are certain buzz words that real estate professionals should seldom use, or at the very least, should use appropriately. Here is my list of the five dirty words real estate professionals should reconsider:

Bespoke

The definition of bespoke is custom-made, something tailored to suit individual needs. However, browse any number of property descriptions and you will find numerous examples of “bespoke” being used entirely the wrong way. For example, a series of floor plans designed by a developer or architect is not bespoke unless those floor plans were asked for in advance with input from the intended purchaser. Quite simply, you can’t buy something that is bespoke if it was custom-made for someone else. The very idea of bespoke is that it was created with the specific and intended customer in mind — an answer to an individual request. Mass-producing bespoke inventory is a contradiction, and constantly seeing this word in the wrong context is tiring for everyone, including consumers.

Luxury

This is possibly the most over-used word on the list, and certainly one of the most annoying — at least in my opinion. Luxury is defined as a condition of abundance or great ease and comfort, an indulgence that adds to pleasure but is not entirely necessary. A quick sweep of listing descriptions would have you believe that every single property on the market is luxury. Real estate professionals need to really ask ourselves what luxury means. Is a one-bedroom apartment with a clean aesthetic and laundry in the basement truly a luxury property? Is it appropriate to lump in standard homes in the same breath as a magnificent chateau in France or a triplex penthouse with endless views? If the word "luxury" applies to everything that comes on the market, then it has all but lost its meaning. The point of luxury is that is not the norm; we should stop trying to reduce the value of its meaning to boost marketing.

Triple Mint

Admittedly, there is a bit of a grey area with “triple mint,” as it is a variation of “mint condition” — which means something previously owned that is in relatively pristine condition. Triple mint means that the property is mint in three distinct ways: overall condition, kitchen condition and bathroom condition. Saying a bedroom is in triple mint condition makes little sense, since there is no context for the triple. An apartment that has never been lived in or is completely new shouldn’t be described as “triple mint” because no one has used any of the features and there is no litmus test of time to stand up to.

Gut Renovation

Just because a property is not “triple mint” does not mean it is a gut renovation! There are so many wonderful homes that fall between these two extremes and our marketing jargon has consumers thinking it’s all or nothing. A gut renovation implies that the home is in such poor condition that a full structural overhaul is needed to make the place habitable. Gut renovation should not extend to a kitchen that needs updated countertops or floors that need re-staining. Some properties I’ve seen described as “gut renovations” are perfectly livable spaces, they just aren’t pristine and perfect.

Disruptor

In addition to these property listing faux pas, I also take issue with certain general industry buzz words and “disruptor” is my current pet peeve du jour. According to the headlines, every broker, company and technology is a disruptor. But what, exactly, is being disrupted? The status quo? My lunch? Is it even a positive disruption? At this point, if you’re disrupting anything it’s because you’re late to the proverbial party and everyone is noticing. This word should be retired!

As the late philosopher Alan Watts said, “The menu is not the meal.” Words mean little without proper meaning and even less without feeling and experience. A menu does not adequately capture the tastes and sensations of a full meal; words merely appeal to your senses and give you options. Words that are overused or incorrect lead people astray — and in real estate, that affects your bottom line. Don’t leave your customers with a bad taste in their mouth. Choose your words wisely.

Another 2018 First For Mortgage Rates

Mortgage rates fell for the third day in a row--the first time that's happened so far in 2018!  Much like last week was slightly less spectacular than its "best in 2018" designation, today also comes with caveats.  Even though rates technically did fall for the third straight day, most of the day was spent with underlying bond markets moving into weaker territory.  This resulted in several lenders raising rates in the middle of the day, leaving them roughly in line with Friday's latest offerings.

All of the above places increased emphasis on the coming days.  If bonds and rates can manage to continue holding their ground (or even improving) we could finally begin to say that "something different" is happening in 2018.  To be clear, there is no implication for lock/float strategy just yet.  The broader trend is still unfriendly and undefeated.  But the underdog has gotten a few good punches in, and it's only natural to hope for an upset.
